In accordance with S.C. Code of Laws Section 8-29-10 and a SC Attorney General Opinion dated March 3, 2022, DACA status recipients are not able to receive a professional license in South Carolina.

South Carolina Real Estate Licensees with a June 30, 2022 expiration date may begin renewing their licenses on May 1st, 2022. A renewal login link will be posted above on that date. The 2022 Renewal FAQ is available in a PDF document linked on this page above. There is also a link to an Account Login Help document above.

Individuals who are required to report disciplinary action, criminal convictions or pending criminal charges since last renewal will need to submit additional documentation and will be provided an email address during the renewal process for submission.

USER ID information will be included in the header of your renewal notice. Password information will NOT be provided. You will need to have an up to date

If you do not have a current email address on file with the Commission to reset your password or receive your USER ID, please email with your name, license number and the last 5 digits of your SSN and request an email address update.

If you do not know your password, click on the “Recover/Reset My Password” link the bottom of
the Renew Online webpage. If you do not know your USER ID, there is also a USER ID request link. This is a time of extremely high volume for our staff. In order to efficiently serve our licensees and avoid disruption during this period, any walk-in applicants will not be able to have their renewals processed while they wait. Pocket cards also must be mailed to the office location of the supervising Broker or Property Manager in Charge. We also encourage you to READ CAREFULLY. All routine
questions regarding renewal can be found in the Renewal FAQ linked the top of this web page.

Please be sure to review the CONTINUING EDUCATION (CE) REQUIREMENTS AND REPORTING section below on this page to make sure you have properly completed the necessary CE or exemption reporting to renew as active if you are a salesperson, broker or broker in charge.

Remember that licenses which expire on June 30, 2022 and are not renewed before January 1, 2022 will be canceled by statute. After the June 30th expiration date, an additional $15 late fee will be assessed for each month it is late through December. As a South Carolina Real Estate Licensee, it is your responsibility to keep up with your expiration date and to renew. Licensees are
required to renew whether or not they receive notice.

CONTINUING EDUCATION (CE) REQUIREMENTS AND REPORTING:

The South Carolina Real Estate Commission’s licensing law now requires
that CE completion be reported to a database by our providers. The Commission will also begin full CE tracking and Auditing.

In order to simplify your license renewal process and CE verification, South Carolina Real Estate Commission has partnered with CE Broker as their official CE tracking system.

completion certificates. We urge all Salesperson, Broker, and Broker in Charge licensees to sign up for accounts with CE Broker.

For SC resident licensed Salespersons, Broker’s and Broker in Charge who are not CE exempt, the following CE requirements apply for “ACTIVE” renewal:

    Ten (10) hours of biennial continuing education will be required for broker and salesperson licensees including 4 hour mandatory core course. Brokers in Charge will have an additional
    mandatory 4 hour CE class out of their 10 hours in addition to the mandatory core course.

EFFECTIVE 1/1/19: REVISED South Carolina Residential Property Condition Disclosure Statement

    South Carolina Residential Property Condition Disclosure Statement (Effective 1/1/20) (Revised 11/19)

Due to a 2022 legislative amendment to the South Carolina Residential Property Disclosure Act, amendments to the South Carolina Residential
Property Condition Disclosure Statement were approved, the November 14, 2022 meeting of the South Carolina Real Estate Commission. The following amendments have been made to the form:

    Roman numeral V., adds a new item number 16: Designation as a historic building, landmark, site or location within a local historic or other restrictive district, which may limit changes, improvements or demolition of the property.Adds new Roman numeral IX: WHETHER THE PROPERTY IS
    SUBJECT TO GOVERNANCE OF A HOMEOWNERS ASSOCIATION WHICH CARRIES CERTAIN RIGHTS AND OBLIGATIONS THAT MAY LIMIT THE USE OF THIS PROPERTY AND INVOLVE FINANCIAL OBLIGATIONS.The disclosure Addendum for HOA’s is now attached to the same document as the main disclosure form. The Addendum page must also be completed if the seller answers YES to Roman numeral IX.

The new form may be utilized effective November 14, 2022. The new form will go into effect as the only approved form
and become mandatory on January 1, 2022 for any new listings, or any listings renewed after the effective date.

IMPORTANT NOTICE TO APPLICANTS REGARDING QUALIFYING EDUCATION LICENSING LAW CHANGES:

FOR SALES APPLICANTS COMPLETING SC PRE-LICENSING COURSEWORK AND EXAM
Effective January 1, 2022 no more “provisional” sales licenses will be issued due to a change in the licensing law. If you have taken the 60 hour Unit I Sales course and salesperson examination
but have not applied for licensure, you must complete the additional 30 hours of “Unit II: Advanced Real Estate Principles” (formerly as post-licensing) education prior to being issued a full sales license.

FOR SC RESIDENT APPLICANTS WITH LICENSES IN OTHER JURISDICTIONS:

Also effective January 1, 2022, resident applicants with licenses in other jurisdictions who have been residents for more than 6 months cannot qualify to take the S.C. examination with just a certification of
licensure from another jurisdiction. The resident applicant will need to also take the following pre-licensing education:

    For a Salesperson exam applicant, a SC resident (for more than 6 months) with a license in another jurisdiction who will have to take Unit II: Advanced Real Estate Principles class (30 hours)For a Broker exam applicant, a SC resident (for more than 6 months) with a broker license in another jurisdiction will have to take Broker Unit IIIA and Broker Unit
    IIIB classes (60 hours)

REAL ESTATE LICENSE LAW REVISION: EFFECTIVE JANUARY 1, 2022

A revision of the South Carolina Real Estate Licensing law (S.1013/Act.170) was signed into law on May 23, 2022. The new license law will take effect on January 1st, 2022. There are multiple changes which will affect licensees or applicants.

    Ten (10) hours of biennial continuing education will be required for broker and salesperson licensees including 4 hour
    mandatory core course. (*Will begin with licenses which expire June 30th 2022)
    Brokers in Charge will have an additional mandatory 4 hour CE class out of their 10 hours in addition to the mandatory core course. (*Will begin with licenses which expire June 30th 2022)
    Sales initial licensure applicants will have to complete 90 hours of pre-licensing education prior to being issued a license. There will no longer be a one year “provisional” license issued after completing
    60 hours and passing the exam. Applicant must complete the additional 30 hours prior to issuance of a full sales license.
    Applicants who are non-residents and licensees of other jurisdictions will have to submit a certification of licensure from their licensed jurisdiction and apply to take the South Carolina sales or broker exam. South Carolina resident applicants will be required to take the South Carolina qualifying pre-licensing courses.
    To become a Property
    Manager in Charge, applicants will need to complete a 7 hour PMIC class in addition to the 30 hour Property Management pre-licensing course.

There are many other updates, including reporting of contact information and residency changes, marketing and disclosure duties, teams, transaction brokerage, personal transactions involving licensees, and consequences of denial or revocation of licensure.
